This 2009 article declares it the "most expensive listing" at $65 M :

but it was listed as such for five years. This article also mentions 2601 Broadway and 2901 Broadway, which are runners-up. What really matters is what it finally sells for. The price has dropped way down since then.

Peter Sperling listed this property staring in 2005 and for five years at $65 M but has since dropped the price. He invested about $38 M in 2002 and rebuilt the whole thing for a total of about $50 M total but he may never get that back. Now it is listed at $38 M for the whole thing.
