This is the construction site of Villa de Formosa, an Italianate mansion designed by the Biglin Architectural Group. It is owned by Joe C. Wen, president of Sakura Paper Inc. of Cypress, a provider of fine paper for such items as event invitations.

When completed, with its living space of 55,000 square feet (5,110 square meters), the villa, situated in the gated community of Crystal Cove, will be one of the biggest houses in the United States and probably the biggest house in Orange County.

The two parcels on Del Mar were purchased on 23 March 2012 for $7.65m and $7.35m each. The satellite and aerial images seemed to show three lots.
