'One Haus Residential' by Jacobsen Arquitetura

São Paulo, Brazil (BR)
Located in a leafy residential neighborhood of São Paulo, One Haus is an exclusive complex of five luxury units ranging from 620 to 715 square meters, each with private gardens, swimming pools, and terraces of 88 square meters. Conceived by a group of like-minded individuals, the project was designed as a private village that harmonizes with the surrounding landscape while offering privacy and comfort for each residence. The irregular T-shaped plot, which originally hosted a single residence with dozens of large trees, required careful planning for circulation, access, and unit distribution.

Access to the complex is provided from the quieter street, ensuring safety and convenience, while landscaping buffers the busier rear avenue. A central linear axis organizes both pedestrian and vehicular circulation, with residences positioned strategically to maintain privacy. The garage is topped by cantilevered garden trays, accommodating up to 30 cars and creating a unique visual connection between levels. Natural materials unify the ensemble, with wood slats covering ceilings and walls, cobblestone pathways, and carefully placed greenery. Each L-shaped residence orients its spaces around a central courtyard, with slight variations in rotation, mirror symmetry, and vertical inversion adding dynamism to the complex.

The ground floor opens to gardens with a pilotis-like transparency, while the upper levels feature full-height glass windows, glass guardrails, and metal sunshades for privacy and sun protection. The four-story layout emphasizes horizontality and the natural rhythm of volumes, with interiors designed for abundant daylight and cross ventilation. Social spaces—including the living room, dining area, kitchen, and gym—interact fluidly with gardens, while pools are positioned to maximize sunlight. Upper floors house four suites, including a master suite with walk-in closets, showers, and double sinks. The rooftop terraces offer gourmet spaces, sun decks, and panoramic views, enhanced by the careful preservation of existing trees. Landscaping plays a crucial role, maintaining the individuality of each unit while integrating the complex into a cohesive whole, giving the impression of a single, harmonious volume.
